Cold Storage Space Lease Agreement This Storage Space Lease Agreement is made and entered into on (date) by and between Mankato Refrigeration, LLC and Your Name (required) (name of lessee), collectively known as the “Parties.” The Parties hereby agree as follows:
Terms and Conditions
1) Term Mankato Refrigeration hereby leases storage container number _______ located at 104 Adams St, Mankato, MN 56001. The lease period will begin on and will continue year-to-year until the agreement is terminated by either party.
2) Rent Lessee agrees to pay a nonrefundable, annual fee of $360.00 and a one-time purchase of the storage container for $35.00. The container becomes the property of the Lessee.
3) Termination Either party may terminate this Lease by providing email or written notice, 30 days prior to the end of the contract term. Any such notice will be directed to the party’s address as written below.
4) Use of Unit Lessee understands that storage of illegal items and substances is not permitted. Items that could currently be considered dangerous, or become dangerous, are not permitted.
5) Security and Liability Lessee understands that Mankato Refrigeration will provide security in the form of an alarm system on the freezer, industrial strength locks, and a backup power supply. Mankato Refrigeration employees will not remove the bins except upon the lessee’s request. Mankato Refrigeration employees will never open a bin.
6) Non-renewal of Contract Lessee understands if they have not renewed their contract either automatically or in response to contact by Mankato Refrigeration, LLC, their bin and its contents will be disposed of at the end of the contract term.
7) Bin Access Mankato Refrigeration, LLC will provide access to bins, by appointment only, from 8:30 AM to 6:00 PM Monday through Friday and from 8:00 AM to 12:00 PM on Saturdays. These hours are subject to change based on customer demand. Appointments can be scheduled online via our website or by calling (507) 514-6263.
8) Entire Agreement This Lease contains the entire agreement of the parties, and there are no other promises or conditions in any other agreement whether oral or written containing the subject matter of this Lease. This Lease supersedes any prior written or oral agreements made between the parties.
